The Site is not affiliated with or operated by the The Springs Homeowners Association (the “HOA”). By using the Site, you agree to the practices described here. If you do not agree, please do not use the Site.

  • Ownership verification: documentation you submit to confirm you own or are authorized to list a specific unit (e.g., a deed, HOA statement, or similar proof).
  • Listing content: unit descriptions, photographs, amenities, short-term rental license number, and links to third-party booking platforms (such as Airbnb or VRBO) that you choose to submit.
  • Communications: any messages you send us directly, such as support requests.

Information collected automatically

  • Usage data: pages visited, time on site, browser type, device type, and referring URLs, collected through standard web analytics and server logs.
  • Cookies and similar technologies: used to keep you logged in, remember preferences, and understand how the Site is used. See Section 6 below.

We do not collect payment card information, as the Site does not process bookings or payments directly — all transactions occur on the third-party platform you’re directed to (e.g., Airbnb or VRBO).


2. How We Use Information

We use the information we collect to:

  • Create and manage owner accounts;
  • Verify unit ownership before publishing a listing;
  • Display unit listings and building information to Site visitors;
  • Communicate with you about your account or listing (e.g., approval status, requested changes);

We do not use your information to make automated decisions that produce legal or similarly significant effects on you.


3. How We Share Information

We do not sell your personal information. We share information only in these limited circumstances:

  • Publicly, as part of your listing. If you submit a unit listing, information you choose to include (unit description, photos, amenities, booking links) is publicly visible on the Site by design. Do not include information in a public listing that you don’t want visible to visitors.
  • With service providers. We may use third parties to host the Site, process account registration, or provide analytics — solely to operate the Site, and bound to use your information only for that purpose.
  • For legal reasons. If required to comply with a subpoena, court order, or other legal process, or to protect the rights, safety, or property of the Site, its users, or others.
  • In connection with a business transfer. If the Site is transferred to a new operator, your information may transfer as part of that transition, subject to this Policy or a successor policy.

We are not responsible for the privacy practices of third-party platforms you’re linked to (such as Airbnb or VRBO). Please review their respective privacy policies separately.
